INTRODUCTION
Flexible services centred on the buyer and the property
Every client requires a different level of assistance. Some want a complete search; others have already found a property and need an independent assessment; many need help managing the home after purchase. Services may be commissioned separately or combined in one engagement.
Property search and acquisition
A complete service for buyers who want to delegate research and coordination without losing control of decisions. It includes the brief, whole-market search, preselection, viewings, comparison, negotiation support and coordination through to handover.
Preliminary architectural review
An independent review of a selected property from an architect’s perspective. We consider layout, orientation, daylight, privacy, circulation, visible condition, renovation potential and suitability for the buyer’s needs.
The findings are presented through observations, visual documentation and recommendations for any further checks. This does not replace a structural, planning or building-services inspection when one is required.
Remote viewings and comparative reports
We visit properties for the client and document what sales photography may not show: access, immediate surroundings, noticeable noise, actual views, condition, proportions and spatial relationships. Where several options exist, we prepare a coherent comparison to support the decision.
Negotiation and purchase coordination
We help prepare the offer and structure the commercial conditions. We coordinate communication between buyer, agency, seller, lawyer, bank and notary while respecting each party’s professional role. The final decision and signature always remain with the client and authorised representatives.
Architecture, decoration, lighting and renovation
After purchase, we can study how to adapt the home to its new owner through layout, lighting, interiors, furniture and technical improvements. These services are defined under a separate professional appointment with their own scope, budget and responsibilities.
Private Client
For high-value properties or especially sensitive searches, we offer a more discreet level of service, individually planned visits, extended coordination and restricted access to documents. Confidentiality is not a marketing extra; it is part of how we work.
Family offices and investment
We work with wealth advisers and family offices that need to identify, compare or coordinate residential opportunities across Spain. We do not offer financial products or guaranteed returns; we provide property research, assessment and local coordination.
Property Care
Following handover, we can supervise the home while it is unoccupied, coordinate maintenance and prepare each arrival. Property Care is governed by a separate agreement adapted to the property.
